COLORADO CONSERVATION EASEMENT INCOME TAX CREDITS

You can receive state income tax credits for donating a conservation easement over your land to a qualified land tdrust or local government open space program.  These credits can then be sold for cash.  To entire buyers to purchase the credits, they are sold at a small discount.  Generally, credits sell for approximately 80% of their face value, which means if you sell $100,000 in tax credits, you will receive a check for $80,000.  There are also offers incentives for buyers to purchase credits early so you won't have to wait to sell your tax credits.  (See www.taxcolorado.com, FYI INCOME 39 for details on the Gross Conservation Easement Credit.)

You can receive up to $375,000 in state tax credits based on the value of your conservation easement donation.  Donors will receive an income tax credit equal to 50% of their donation value up to the maximum of $375,000 ($750,000 donation value).  In addition, you also receive federal income tax and estate tax deductions.

Permanent conservation easement doncations must be donated to a qualified land trust or local government open space program to allow a landowner to be eligible for federal tax deductions and the Colorado state tax credit.  The easement must protect recognized conservation values, such as open space, wildlife habitat, agricultural lands, scenic vistas or public recreation.
